MI5 are currently seeking an estates surveyor to work within our estates team. This is an exciting role where you will provide professional estates advice and management for a diverse portfolio, responding to business needs to deliver the most appropriate solution.

Whatever your role at M15, you’ll be contributing to keeping the country safe from threats to national security including terrorism, cyber and espionage.

The Role

In this role you will advise colleagues, deliver landlord and tenant work (rent reviews, lease and MOTO/MOU negotiation) and act as the intelligent client and negotiate with third parties. This provides an excellent opportunity for you to work with a range of tenure types.

You will work alongside a team of estates professionals including; facilities management specialists, space planners, engineers, business experts, external consultants and organisations, to deliver a whole range of estates advice and fit for purpose working environments. Using consultants where appropriate, you will propose and deliver asset management plans and estate management, including acquisitions and disposals when required.

You’ll be based in central London, however occasionally there will be a requirement for you to travel within the UK. Holding a full UK Driving licence is desirable, but not essential.

Key Responsibilities        

  • Manage landlord tenant relationships in line with best practice and promote Royal Institute of Chartered Surveyors (RICS) good practice on estates;
  • Manage property metrics, including use of property databases;
  • Monitor rent, service charge payments and manage invoices and payments;
  • Manage budgets and forecasts;
  • Negotiate and advise on leases and occupation agreements, including rent reviews and renewals and estate ownership issues;
  • Introduce estates management strategies and assist in the review of streamlining processes;
  • Liaise with stakeholders, work with colleagues and interact on property maintenance, sustainability and delivering direct services.

The Person

It is essential to have good initiative and sound judgement, with the ability to anticipate risks and issues. Excellent communication skills are essential to translate commercial estates issues to the customer. Your flexibility and organisational skills will enable you to prioritise in a changing environment, while your interpersonal skills will demonstrate your ability to build strong working relationships with internal and external stakeholders. You will demonstrate your leadership skills through tasking and mentoring other members of the team.

Qualifications:

Ideally you will be a Chartered Surveyor, a Member of the Royal Institute of Chartered Surveyors, and have working knowledge of current government legislation and RICS best practice.

A full, current UK driving licence is desirable, not essential.

Experience:

It would be desirable for you to have post qualification experience of land and property matters for a diverse portfolio in corporate real estates, public services, and expertise in dealing with landlords, tenants, acquisitions, disposals and general estates management. Ideally, you will have experience of delivering central government or public estates management solutions.

Recruitment Process

The first thing we will ask you to do is complete our pre-screening questions to find out if you meet our initial criteria. If you do meet these criteria we will then ask you to begin an application.

Guaranteed Interview Scheme

Eligibility Criteria

To be eligible to apply, you must meet our residency criteria. You must be a born or naturalised British citizen and one of your parents must be a British citizen or have substantial ties to the UK.

Candidates must normally have been resident in the UK for nine out of the last ten years. This is particularly important if you were born outside the UK. However, we will still consider you if you’ve served overseas with HM Forces or in some other official capacity as a representative of Her Majesty’s Government, studied abroad, or lived overseas with your parents.

Due to vetting requirements, you will need to be 18 years old, or above, to apply. Your application may take around six months to process.
